The median home price in Myrtle Beach is currently sitting at $539,900, which is a 15.2% increase over last year. While we’re still one of the more affordable coastal markets, prices are steadily climbing — especially in the most desirable neighborhoods.
Homes Are Taking a Bit Longer to Sell
On average, homes are spending 117 days on the market right now. That’s a little longer than what we saw in early 2024, but it’s not unexpected. Spring listings tend to bring more inventory, and buyers are being a bit more intentional — especially those relocating from out of state.
Translation? If you’re selling, pricing and presentation matter more than ever.
Out-of-State Buyers Are Still Pouring In
Folks from New York, New Jersey, Pennsylvania, and the Midwest are flocking to Myrtle Beach for a lower cost of living, milder winters, and that laid-back lifestyle we know and love. Many are looking for retirement homes or vacation properties that can double as short-term rentals.
Communities to Watch
Here are a few areas that are buzzing:
• Carolina Forest: Great schools, new construction, and family-friendly communities.
• Market Common: Walkability, dining, and that “resort town” feel.
• North Myrtle Beach: Beach vibes with a bit more breathing room.
• Murrells Inlet: Waterfront charm and a slower pace (but still close to everything).
If You’re Buying:
• Be ready to act fast on homes in popular areas.
• Consider new construction — there are some great opportunities popping up.
• Don’t skip the pre-approval (you’ll need it in hand when the right home comes along).
If You’re Selling:
• Price with strategy — not emotion.
• Highlight your home’s proximity to beaches, golf, or local attractions.
• Make it shine: staging, curb appeal, and professional photos are game-changers.
